West coast is largely extending the "temporarily" eviction moratorium.

Landlords required to provide a good or service to the public.

Landlords prohibited from enforcing payment for that good or service.

We/I required the mom and pop landlords to have six months payment reserves for the property being purchased, plus 2% of balances of other rental properties' mortgages.

So still 3 months to go if you have 1 rent. 6 or 8? That money is running out.

haven't heard about that, I am on naked apartments and StreetEasy for nyc and have definitely noticed a decrease in rents though.

"Eviction moratorium but no mortgage hold?

Wasn't I called a commie for this exact suggestion? The hold on both rents and mortgages.

You can tell about the chatacter of the left wing weenies by what they want to make "free".

They always want mortgage to be free, because their voting base is generally kids and losers.

They sometimes say free mortgages too, because that only hurts banks, and might get them a few votes from suburban moderates.

But they never, ever, suggest pausing property taxes.

"and have definitely noticed a decrease in rents though."

Well ya, with being pandemicced in an overcrowded overtaxed germ ridden shithole like nyc AND THEN being exposed to left wing riots... half the city is going to try to leave.

Man what a depressing place big east coast cities are. I used to work for an airline in nyc and lived there for about 5 years. Every time i flew back from vacation and drove home from kennedy it was the most depressing thing in the world. And that was way before pandemic.

Property taxes aren't federal, stable genius.

Rent isn't federal either.

Well, owners have been given significant mortgage relief by the Federal Reserve's rate reduction and QE to give banks liquidity to ease mortgage terms.

Mandating mortgage moratoriums would actually be "communism" (as the alt right likes to use the term).

Struggling owners can and should renegotiate mortgage terms.

"Wasn't I called a commie for this exact suggestion?"

Not by me

"But they never, ever, suggest pausing property taxes."

Can we abolish them? It's always irked me that it's impossible to homestead without an income source or a large nest egg.

"Rent isn't federal either."

Yes, but in this case it wasn't the feds who imposed a rent freeze.

Mortgage defeasances have been pretty extensive this time around. Apparently lenders learned from the GFC that it's really not fun to be a property owner.

That being said, if Covid continues interrupting income streams for several more months, we can't keep kicking the can down the road indefinitely. Owners will need to start evictions and lenders will need to start acting on defaults.

And Hood is a full blown commie. A market-oriented solution would allow owners and lenders to use their discretion in determining whether a non-paying tenant/borrower is worth trying to keep afloat. Forcible suspension of rents and mortgage payments is a gross violation of property and legal rights.

Maybe the guy who had a meltdown yesterday over his inability to recognize subtext shouldn't be accusing others of autism.

Meltdown? I made a single sentence comment and you spewed vaginal phlegm all over the place. Stop projecting.

A single sentence about going full naxi and traitor, as I recall. Apparently questioning the motives of far left activists really triggers you.

Yes, I'm so triggered by it that I... repeated insults I've been lobbing at you for months/years?

Well, normal people usually have to have, you know, a reason for such serious accusations.

So if you can prove that I support committing acts of genocide and overthrowing the US government, be my guest.

^ he says, completely forgetting his use of "commie" has less supporting evidence than my use of nazi.

My evidence for calling you a commie is due to your prior statements indicating a clear disregard for property rights, combined with your constantly attacking anyone who utters an opinion that isn't sufficiently leftist for your taste.

I'll wait for your evidence that I support committing acts of genocide and engaging in sedition against the United States.

Also an eviction moratorium here until October. I think it is reasonable, but scumbags will take advantage, just like they did with the housing crisis.

"Well, owners have been given significant mortgage relief by the Federal Reserve's rate reduction and QE to give banks liquidity to ease mortgage terms."

Rental property rates have gone up as owner occ rates have gone down. Risk.

"Mortgage forbearances have been pretty extensive this time around. Apparently lenders learned from the GFC that it's really not fun to be a property owner."

It wasn't generosity or learning, the fed gov't mandated it.
